McCracken Land Services is an independent land services firm led by landman Michael McCracken. We handle the research, title, and field work that energy projects run on. This is detail work, the kind where one missed instrument or a bad chain of title costs real money. Every job is handled personally, so you get experienced attention from start to finish.

Landman Tools
A growing library of tools and field references, kept in one place. I built these for my own work and keep them free, because the next landman should not have to hunt the same things across a dozen sites. Browser tools that run without uploading anything, state-by-state guides and charts, calculators, and quick references, and I add to it often.
The full library
A browser-based deed formatter and unit converter, intestate succession guides and charts, spacing and pooling references, lease and title references, cheat sheets, and a stratigraphic chart library. Organized by state, free to use, and added to often.
Maps & data
Half the work in mapping is just finding the data. I track down the shapefiles a project needs and build clean base maps a company can actually work from. If you have spent a week hunting down layers and building your base maps, there is a good chance I can do it in a day.

About
Michael McCracken has worked in the land business since 2004. He started McCracken Land Services so brokers and clients could work directly with an experienced landman instead of being handed down the line to whoever happens to be free.
His experience covers title examination and curative, mineral and surface ownership research, leasing and right of way, due diligence, courthouse and Corporation Commission research, and GIS mapping and deed plotting. If it touches land, title, or minerals, he has done it.
The approach is simple. Do the work right, and get it back when you said you would. Brokers and clients keep coming back because the details get handled and nothing slips through.
